Our Proppy experts offer a free market rent appraisal for your property.  We use many tools including Corelogic data to perform an up to date Rental Comparable Market Appraisal (CMA). We also use Tenancy Services data to provide a market rent guide on their website, based on bonds lodged over the previous 6 months.

The termination of a fixed-term tenancy before its expiration requires mutual agreement between the landlord and tenant. However, there are alternative avenues to explore if either party wishes to terminate the tenancy prematurely.

In cases of unexpected circumstances, either the landlord or tenant can seek assistance from the Tenancy Tribunal. If it’s determined that continuing the tenancy would cause severe hardship to the applicant, the Tribunal may opt to end the fixed-term agreement earlier, setting a suitable date for termination. The Tribunal will weigh the applicant’s hardship against the other party’s interests to make this decision.

It is advisable to initiate a discussion with the tenants regarding any changes in circumstances and attempt to come to a mutual agreement before involving the Tenancy Tribunal

Rent is paid to us by automatic payment, and this is monitored daily to ensure tenants meet their obligations. We forward the rent to you either twice monthly or monthly with our management fee deducted and any other applicable fees.

We conduct routine inspections of your property four times a year, during which we send you a letter along with a detailed report afterward. These inspections serve three primary purposes:
  1. To keep the tenant informed about our regular visits.
  2. To ensure the property is being properly maintained.
  3. To identify and address any ongoing or gradual maintenance issues that may arise.
